As Commercial Director for a £1.2bn energy infrastructure project based in Hunterston, Scotland, for XLCC, ENSO led the end-to-end commercial strategy and delivery for one of the UK’s major infrastructure developments. ENSO's role was pivotal in maximising financial effectiveness and managing commercial risk throughout the full lifecycle of the scheme — from early-stage procurement through to post-contract execution.
Key responsibilities included developing and implementing robust commercial strategies, leading pre- and post-contract activities, and ensuring compliance with contractual obligations and legislative frameworks. We oversaw budget management, financial planning, and margin optimisation, while working cross-functionally with operations, OEMs, and finance teams to ensure alignment and transparency across the project.
We fostered strong supplier and stakeholder relationships, and led negotiations to mitigate risk and secure value. We also ensured commercial governance and reporting were delivered to the highest standard, underpinned by KPI tracking, data-driven decision-making, and a focus on sustainable growth.

In a key advisory role, we provided commercial and development support across three major data center campuses, overseeing strategic direction, procurement, and commercial execution on behalf of the client. ENSO's involvement spanned high-value developments ranging from £150m to £3bn.
A critical aspect of the role involved the review and resolution of a significant technology change that occurred mid-procurement — ensuring continuity of programme and budget, while maintaining alignment with client requirements. ENSO implemented new procurement methodologies to drive efficiency and commercial clarity, culminating in the successful set-up and agreement of a Guaranteed Maximum Price (GMP) contract for an initial £150m+ scheme.
Alongside project-level input, we supported strategic decision-making across the entire development fleet, contributing to the wider programme’s commercial consistency, risk management, and long-term viability. This included reviewing procurement and contracting approaches, offering solutions to complex challenges, and ensuring cost control across a fast-paced and evolving delivery environment.

Acting on behalf of the Client, We provided end-to-end development and commercial leadership for a €105m high-specification, build-to-suit pharmaceutical and hi-tech manufacturing facility. The project was technically complex, requiring tailored development solutions to meet stringent customer requirements from land acquisition through to design and construction.
We played a key role in advising on and structuring the commercial framework, ensuring that the deal fundamentals were sound, risks were properly identified and allocated, and the commercial exposure was aligned with business appetite. This included detailed risk review and mitigation strategies, as well as active negotiation of terms to protect ENSO’s long-term position.
Internally, we led the coordination of multidisciplinary teams to ensure timely and accurate delivery of the information required for deal underwriting. This ensured confidence in the investment and delivery strategy, while maintaining control over scope, programme, and cost.
This role combined strategic commercial oversight with practical delivery expertise, ensuring the project was both technically and financially robust.
